How to Compare Property Installment Plans

The lowest monthly installment is not automatically the most suitable plan. A consistent comparison should account for every major payment component and your own cash-flow requirements.

Buyer reminder

Marketplace information is useful for comparison, but buyers should verify current project, developer, approval, pricing and payment information before making a property decision or payment.

Compare the same property basis

First confirm that the plans refer to comparable property types and sizes. Comparing a different plot size or category can make price differences misleading.

Compare total price

Record the complete property price for each option. This gives you a common starting point before comparing how that amount is distributed across the tenure.

Compare initial cash required

Add the amounts that must be paid at the beginning. A plan with a comfortable monthly installment may still require a large initial payment.

Compare monthly affordability

Check the monthly amount against a budget you can maintain throughout the tenure. Avoid evaluating affordability from a single month in isolation.

Include non-monthly payments

  • Quarterly or half-yearly installments
  • Balloon payments
  • Construction milestone payments
  • Possession payments
  • Additional charges identified by the developer

Compare tenure

A longer tenure can reduce recurring payments but changes how long you remain committed to the schedule. Review tenure together with the total schedule rather than treating it as a standalone benefit.
